How Communa Consulting can help:

  1. Define a precinct governance structure and management arrangements that will service the various stages and/or component use areas of the project;
  2. Ensure a precinct management structure that preserves and enhances the value of all real estate interests of the Master Developer, the Plot / Building Owners and tenants;
  3. Enable precinct-wide service contracts within the project and across the development stages and uses;
  4. Ensure a fair and proper distribution of the costs of maintenance and administration of the estate and common facilities;
  5. Ensure the legal mechanisms are in place to recover those costs through properly documented maintenance fees or service charges;
  6. Ensure that all Owners and Tenants within the project have defined use and access rights of the precinct and building common areas relevant to them;
  7. Support the creation of operational guidelines for the external appearance of the precinct and building(s) and the use of common areas, and ensure they are legally enforceable;
  8. Enable regulation of the conduct of all building owners and occupiers within the development;
  9. Ensure handover/takeover is performed in the correct manner.
